Who Is Benchmark Auction?   Benchmark Auction Company was formed by the owners of Benchmark Realty LLC, a 100+ agent real estate brokerage in Brentwood. As a firm covering a wide geographic area, we kept seeing a market need for a more rapid disposition of real estate in Middle Tennessee. With the mission of overcoming the stereotype that auctions are only for distressed properties, Benchmark Auction is intent on bringing value to the client by shortening the sales cycle and maximizing return.

What we do because the auction process is the only truly free market that exists for determining real estate values, it results in the seller obtaining the absolutely best value for their property. After all, the only way a truly free market can be created is when a motivated seller comes together with a group of motivated buyers who openly compete for the property. That is the goal of every auction, but there are several elements necessary to make sure this happens.

The first element necessary is to have the product, in this case the right property, groomed and dressed for the sale. Just as you wouldn’t show up for your wedding in shorts and a t-shirt, sellers need to prepare their properties for viewing. And to be honest, not all properties are suitable for an auction environment. Benchmark’s auctioneers possess the market knowledge to analyze your property to determine the overall prospects of desirability – we will not waste your time taking a property to sale that would do best in a traditional listing environment.

The second element required to ensure that the highest price is obtained is the need to attract as many prospective buyers as possible to the property on sale day. Benchmark does this through a massive marketing campaign involving email, advertising, signage and internet publications.

The third, and perhaps most crucial element, is the experience of the auctioneers involved in the sale. They must have the skill to know what to say, and when to say it in order to encourage the right level of buyer activity on the day of sale. This lack of experience can dampen the free flow of bids resulting in a lack of competition. Benchmark’s auctioneers are fully licensed and have trained under some of the industry’s best. We leave no stone unturned in the crowd.

What to expect by creating a definitive sale date, the market uncertainties to which we have become accustomed are eliminated. After a binding contract is signed and a non-refundable deposit is collected on the sale date, the closing will occur within 20-30 days. Properties are sold in “As Is” condition, eliminating costly and time consuming repair lists.
