How It Works

The first step is to determine if the auction method is right for your property and if your property is right for the auction method. We do this via a free consultation on site. By meeting with you one on one, we are able to answer your questions, examine the property and decide together how we can accomplish your goals.

Once we have decided to proceed, the next steps involve more than just setting a sale date. We are a real estate marketing company and as such we will create and execute a customized promotion strategy aimed at attracting as many buyers on the date of sale as possible. This is essential in creating the upward pressure necessary to build momentum toward the peek sales price.

Everything we do from that point forward is aimed at capturing and holding onto the prequalified buyer. All buyers are required to register ahead of time, and provide either a letter of credit or proof of funds so we know that they have the capability to close on the purchase before the first bid is spoken. For most auctions we have lender connections to prequalify the buyers with special financing incentives to make this part of the process even easier.

After the auction, the winning bidder must provide certified funds for a substantial non-refundable deposit and sign a binding contract for sale to close within 30 days. Many times we can proceed to closing within 20 days but typical funding will take about 30 days from contract date.
